Roof Repair Smedway built its Roof Leak Repair division around one idea: homeowners in Proctor deserve a straight answer, a fair price, and a truck in the driveway fast.
Roof Repair Smedway didn't start as a franchise looking for a market to plant a sign in. Our crews trained on real tear-offs, real ridge vents, and real attic inspections in Proctor, VT before we ever put a truck on the road under this name.
Ask any Roof Repair Smedway crew lead for a copy of our license and certificate of insurance and they'll hand it over before you even finish the sentence — that's standard practice here, not a special favor.
A patched flashing that leaks again in eighteen months costs a homeowner more than the first repair ever saved. That's why our Roof Leak Repair crews follow manufacturer specs on every nail pattern and every underlayment overlap, not just the visible parts.
Bonded, insured, and ready to show proof on the spot.
Emergency lines stay staffed through nights, weekends, and holidays.
You'll see the number before any work starts, not buried in a final invoice.
Technicians dispatched from within Proctor, VT, not flown in from another region.
By the time water is visibly dripping into a room, the damage underneath the surface has usually been developing for a while.
Asphalt shingles shed protective granules as they age, and a gutter full of grit usually means the surface layer is wearing thin.
Shingle edges that curl upward have usually lost flexibility, which makes them far more likely to crack or blow off in the next storm.
Visible light through the roof deck is a direct sign the barrier between your attic and the weather has been compromised.
Ceiling stains tend to grow slowly, which is exactly why they're often ignored until the damage spreads.
Energy bills that creep upward without an obvious reason are worth checking against your roof's condition.
Missing shingles expose the underlayment, which is only designed as a temporary secondary barrier, not a long-term surface.
Not every roof problem calls for the same fix, which is why we scope each job individually instead of running every call through one generic estimate.
Emergency dispatch covers downed limbs through the roof deck, storm-torn flashing, and wind-lifted shingle sections that need immediate coverage.
From a handful of cracked shingles to a full asphalt or metal system replacement, our residential crews scope the job against manufacturer specs, not guesswork.
Commercial roofs carry different loads and different membrane systems than residential shingles, and our crews are trained on TPO, EPDM, and modified bitumen accordingly.
Replacement jobs include a detailed material walkthrough so you're choosing a system that fits your climate exposure and budget, not just whatever's on the truck.
A thorough inspection checks flashing, fasteners, ventilation, and granule loss — the small issues that turn into major leaks if left alone.
Specialized repairs cover ice-dam prevention, dormer flashing, and low-slope transitions that standard shingle crews sometimes overlook.
Calls placed after hours still reach an on-call line for anything urgent.
A technician walks the roof, checks the attic side when accessible, and documents the damage with photos.
No verbal-only pricing — every number is documented so there's no confusion at invoice time.
A final walkthrough confirms the repair or install meets the agreed scope before the invoice is closed out.
Response windows are communicated upfront, not left as a vague "sometime this week."
We'd rather lose a job over an honest price than win one with a lowball number that grows later.
Crews carry moisture meters, infrared scanners for larger jobs, and proper fall-protection gear on every site.
If something about the finished work doesn't meet the agreed scope, we come back and make it right.
Storm-damage jobs come with photo documentation formatted for insurance adjusters, saving homeowners a step in the claims process.
If a repair is all your roof needs, we'll say so — we don't push a full replacement to inflate the invoice.
We put our workmanship guarantee in writing on every job, so if something about the completed work doesn't match what was agreed, we send a crew back at no extra charge.
If a crew leader finds something during teardown that changes the scope, you'll hear about it before it changes your bill, not after.
Our Proctor coverage area extends across Proctor, VT, and if your address falls just outside the standard zone, dispatch can usually still arrange a visit.
Dispatch routes are planned around Proctor's actual neighborhoods and access roads, not a generic radius drawn on a map, which is part of why our arrival estimates tend to hold up.
